Villa Majestic is many people's dream of a magnificent country villa in Tuscany. It is a luxury property with a unique Italian feel, and offers elegance, comfort and an exquisite atmosphere. The villa is situated in the heart of the Chianti Classico region, between the towns of Greve and Panzano on an 11 acre site filled with vineyards, olive groves, mature gardens with beautiful plantings, many trees, and an antique rose garden in a formal Italian garden setting. There are terraces on each side of the villa so guests can enjoy different panoramas while relaxing or dining "al fresco."

Villa Majestic is large (6000 square feet) and it develops on two floors. The furnishings include precious antiques and oil paintings, oriental rugs, appealing fabrics, many objets d'art, and comfortable areas for sitting and dining. While the villa has a sense of grandeur and history, it is also a welcoming retreat. Most of the rooms on the first floor open out onto the gardens and terraces. There is a large fully equipped kitchen with a dining table and doors to one of the terraces. Next to it is a formal dining room with a fireplace that has French doors leading out to the south-facing terraces. There is an informal sitting room with a satellite TV bordered by windows facing a flower-filled garden. This floor also has a billiard room with a stone vaulted ceiling that gives it a lot of character. A powder room is also on this floor.

A flight of stairs leads to the formal living room and the bedrooms. On a mezzanine level, there is a small single room, with an ensuite bathroom. At the top of the stairs, beyond another entrance area, is a very large formal living room and library. An original walk-in fireplace, so typical of Tuscan country houses, dominates the room. There is a wall of bookcases, and several windows face the Italian rose garden and the countryside. Nearby is an impressive master bedroom with its own dressing room, ensuite marble bathroom (bathtub and separate shower), and a terrace, which has sunset views.

All of the other bedrooms are on this floor, and all are decorated differently. There is another double bedroom and a double or twin bedroom, each with its own ensuite facilities. Two bedrooms-a twin and a double or twin bedroom-share a bathroom with a bathtub and shower attachment. The bedrooms have views of the gardens and the countryside.

The outside spaces are all very appealing. The swimming pool is stone-lined and sloping, and has the feel of being in a woodland grotto. The private tennis court is covered with Astroturf. There is also a bocce court on the grounds. There are plenty of shaded places to curl up with a book, enjoy the views or take a nap.

A luxury villa requires staff services, and these are available at Villa Majestic. The services of a housekeeper are included in the price for six hours a day, Monday to Saturday for cleaning and preparing either lunch or dinner. The housekeeper is available to perform extra services-additional maid service, cooking and food shopping-for an additional charge. The housekeeper and her husband, the gardener, live in a separate cottage near the villa.

Villa Majestic is equipped with a telephone, fax machine, internet access, satellite TV, CD player, Video/DVD player, dishwasher, washing machine, microwave oven, hairdryers, safe for valuables, baby crib, high chair, window screens on majority of windows, wood for fireplaces, and central heating.

While Villa Majestic is in the countryside, it is within walking distance of an excellent restaurant that serves typical Tuscan cuisine. For those who want to venture further on day trips, the towns of Panzano and Greve are a few miles away. Siena and Florence are about 20 miles away.

For two- week bookings or longer, an additional double bedroom suite with a small living room, in a separate part of the villa, can be made available for an additional charge. This would increase the capacity of the property to 13 people.
