Maramai is a well-restored farmhouse near the hill town of Montepulciano in Southern Tuscany. The property consists of three separate buildings: the main Villa, about 3,600 square feet, where the cattle were kept downstairs and the original farm family lived upstairs; the former tobacco drying barn, which is now the Dependance; and the former pigsty, which has been converted to a pool house.

Maramai is situated on the oldest vineyard of the Tenuta di Gracciano, an estate known for its production of high quality wines, especially the Vino Nobile di Montepulciano. There are several villages close by, but from the grounds you only see vineyards, fields and olive groves. The village of Montepulciano Stazione is about one kilometer away and can be reached on foot. In the village there is a supermarket, post office, bank, bakery, butcher, and a newsstand. Good restaurants can be found in the nearby countryside and towns.

Maramai is an excellent base for touring the southern portions of Tuscany and Umbria to visit the wonderful hill towns. Chiusi, a short distance away, is on the main train line connecting Rome and Florence. Siena can be reached by car in about 50 minutes. Other towns in easy reach for day trips include Pienza, Cortona, Arezzo, and Orvieto.

The property was renovated between 2000 and 2003, and transformed into a comfortable Tuscan country house with modern facilities that could be lived in throughout the year. The interior decoration throughout Maramai was accomplished with excellent taste. The interiors are in a contemporary country style, and have a bright and cheery feel.

The main villa is spacious and luminous with many doors on the first floor opening onto a large garden. A massive stone table under the vine-covered pergola off the kitchen/dining room offers the ideal spot for dining "al fresco." On the first floor there is a very large, comfortable living room divided with natural stone arches, and French doors leading to the outside. The kitchen is spacious, with the dining table in the center of the room. The kitchen appliances are top level and can meet any cook's needs. The villa has a second living room on the second floor with an open fireplace and TV. All of the bedrooms are on the second floor, and have their own bathrooms. The two bedrooms with queen-size beds and the one with twin beds have bathrooms ensuite. There is one single bedroom which has its own bathroom. There are fans in all the bedrooms and screens on all bedroom windows.

The Dependance is located across the courtyard, just steps away from the main house. It is a totally self-contained unit with a kitchenette, but is never rented separately. It can sleep two or three people, with a double bed on the mezzanine above accessed by a wooden staircase, and a sofa bed in the living room.

The swimming pool, with artificial waves at the deep end, is located in the well-landscaped garden on the far side of the Dependence. Near the pool is a loggia for relaxing in the shade. A covered parking area is provided.

Maramai is equipped with a telephone, washing machine, dishwasher, TV with DVD player, CD-stereo, modern kitchen appliances (large refrigerator, large freezer, toaster, filter coffee machine, microwave), hair dryers, pool towels, fans in all bedrooms, screens on all bedroom windows, crib, high chair, and central heating. Maid service from Monday to Friday is included, and the maid is an excellent cook.
